Ask our agents.

You have a commercial real estate question. We have one hundred specialized agents who do this work for a living. Bring the question; we will work it.

How it works · 4 steps

Question to researched reply.

01

Send the question

Email or use the form. Include enough context for an agent to actually engage — asset type, jurisdiction, timeline, the constraint you are trying to resolve.

02

Routing picks a squad

A routing layer reads the question and assigns the work to the best-fit detection squad. If nothing matches cleanly, the team reads it directly.

03

Researched reply in 48h

Under normal queue load. The reply includes the agent's reasoning, the standards or code sections anchored, the confidence score, and the citation chain.

04

No follow-up sales call

Ever. If you have a second question, ask it. If you do not, that is fine too. Your email address is not entered into any sequence.

What questions we can take · 9 squads · covered

Nine named CRE failure modes.

Coverage

Global. APAC depth across Singapore, Hong Kong, Japan, Taiwan and Australia. US and EU questions are anchored to ASHRAE, ICC and EPBD code. Bring a question from any market — if a jurisdiction-specific code governs the answer, the routing layer flags which standard applies.

Questions that map cleanly to the named domains we cover:

CRE-TS

Energy M&V

"Our retro-commissioning vendor claims 18% savings — can you verify against IPMVP Option C?"

CRE-AD

Code Keeper

"We are touching a building's mechanical system during a fit-out. What code triggers does that fire?"

CRE-PM

EVM Theater detection

"Earned-value report shows 80% — but procurement is at 15%. Is this normal?"

CRE-SP

Hybrid Calibrator

"Hybrid policy says four days a week. Floor plate is 240 desks. Headcount is 310. What breaks?"

CRE-CON

Claims Sentinel

"RFI volume on our project doubled in three weeks. Should we be worried about a claim?"

CRE-SS

Tenant Experience

"Vendor scorecard shows 95% on every SLA but tenant NPS dropped twelve points. What's the story?"

CRE-EN

Privacy Broker

"Should we badge-fuse occupancy data with calendar data? Where does privacy break?"

DIS

Deal Intelligence

"We are evaluating a deal. Can you scan the OM for the things sellers usually hide?"

CRE-KE

5-Signal Classifier

"How do you actually rank sources when six of them disagree?"

If your question does not fit any of these, send it anyway. The routing layer is lenient.

Boundaries

What we will not do.

Place trades, transfer money, sign contracts

We give you the analysis; you make the decision. The agents are advisory, not transactional.

Name people or companies unsolicited

If you ask about "our landlord," we say "the landlord" in the answer. Names appear only on your request.

Resell your question or data

Question goes to the agent, answer goes to you, working file gets archived on our infrastructure. End of chain.

Pretend certainty we do not have

If the agents flag low confidence, we say so. If a question hits a domain we cover thinly, we say that too.

Response time · Queue transparency

Forty-eight hours, honestly.

48 hours is the target under normal volume. If the queue spikes, the reply slips and we tell you the new ETA up front. If you need an answer in two hours, this is not the right tool — bring it to an actual consultancy.

Volume & capacity

We do not advertise a question cap because we have not needed one yet. Agents are cheap to run; the bottleneck is the team's review pass on every reply before it ships. If volume ever exceeds capacity, we will queue transparently — never silently degrade quality.

What a reply looks like · Representative examples

The shape of a researched reply.

Representative examples — illustrative of the structure and depth you receive, not customer records. Every real reply leads with a direct answer, names the governing standard, and flags its own confidence.

CRE-TS · Energy M&V

"Verify our vendor's 18% savings claim"

Direct answer first: not yet verifiable. Under IPMVP Option C you need 12 months of post-retrofit utility data normalised for weather; the vendor cited four. Here is the adjustment model and what a defensible number looks like. Confidence: high on method, low on the vendor figure until data lands.

CRE-AD · Code Keeper

"Does touching the AHU trigger a code upgrade?"

Likely yes. A mechanical alteration of this scope commonly triggers ASHRAE 90.1 ventilation and economizer provisions under the adopted energy code. We flag the two clauses that most often force scope creep and the threshold separating repair from alteration. Confidence: medium — confirm against your local adopted code year.

CRE-PM · EVM Theater

"Report shows 80% complete — is it real?"

The 80% earned-value figure diverges from a 64% physical-progress signal — a classic EVM-theater gap. We show the three line items inflating the percentage and the question to put to the GC at the next OAC meeting. Confidence: high on the divergence pattern; verify against the latest pay application.
