What AISB is · the building-operations layer

The CRE Building-Operations Stack for the Agentic Era

Every layer of commercial real estate is getting its own agentic operating system. Fund administration already has one. The building itself — how it runs, what it spends, whether it performs — is the layer AI Smart Buildings is built for.

Two different operating systems

The private-markets world is converging on a clear idea: each function in the capital stack deserves software built for the agentic era — systems where AI agents do the operational work, not just store the records. Fund administration — capital calls, LP statements, investor portals — is well along that path.

AISB is deliberately not that. We don't do fund administration, and we don't compete for the back office. AISB is the operating layer for the physical asset: the engineering, energy, compliance, and project reality of the building between acquisition and disposition. Different layer, different data, different moat.

The building-operations stack
1 · Verify the asset, not just the deal

Technical due diligence, an IPMVP-anchored energy baseline, and a code-triggered upgrade register turn a building's condition into numbers you can underwrite — before the mandatory CAPEX shows up after close.

2 · Run it on measured reality

Fault detection, AI-HVAC supervisory optimization, and measurement & verification keep the operating story honest: savings are measured against a baseline, not asserted. The same discipline powers our AI-HVAC ROI calculator — an outcome band in about two minutes.

3 · Catch the report performing instead of the project

Our owner-side squads recompute the numbers independently. EVM-Theater detection flags earned-value progress diverging from field plan-completion by more than fifteen percent; KPI-Theater detection flags vendor scorecards drifting from occupant experience. Reports are claims; we verify claims.

Why this is the durable layer

Fund-admin data is largely transactional and standardized. Building-operations intelligence is messy, physical, jurisdictional, and continuous — laser scans, BMS feeds, utility data, code citations across markets. That is harder to commoditize, and it is exactly where an agent fleet that holds the standards (ASHRAE, IPMVP, IBC, Green Mark) earns its keep. In the agentic era, the team that owns the building's operating truth owns the relationship.
